We booked a 3 BHK off-plan after comparing three projects. Sales was clear about what's included vs. upgrade, and RERA filings matched what we were told on site visits.
Possession slipped by one quarter but we were notified early with revised OC timeline — still acceptable given the market.

Did you use a channel partner or go direct to the builder sales team?

We went direct after two site visits; the channel partner we met first was helpful for comparisons but we did not route the booking through them.
